Booking Terms and Conditions :
Reservations are only accepted on the basis on the information provided on the Booking Form, together with the following conditions :
The Contract entered into is between us, the owners of the holiday accomodation, and the holiday maker thereafter called 'the Hirer'. This Contract only becomes operative after the required payment has been received and confirmation has been sent to the Hirer. This accomodation is only for use by the Hirer and their party, as shown on the confirmation. No sub-letting is allowed.
For bookings made more than 8 weeks before the Holiday Start date : We can make a provisional booking for you over the telephone, but you must return the booking form and a £100 reservation deposit for each week of your planned stay, within 10 days. Upon receipt, we will send out a written confirmation. We require the balance of the rental six weeks before the start date of your holiday, plus a seperate £75 'breakages deposit' to be held in case of damage or breakages; hopefully this deposit will be returned to you in full. We request the 'balance of your holiday' and the 'breakages deposit' to be paid on two seperate cheques please. Note - If the balance of your holiday is not paid within the specified period, we reserve the right to cancel the holiday booking, in which case any deopsits will not be refunded.

Cancellation charges.
This holiday does not include cancellation insurance, and insurance is the responsibility of the Hirer.
If You have to cancel your holiday: these charges apply:
If the holiday is cancelled by you before the balance is paid: The £100 reservation deposit will be kept.
If the holiday is cancelled by you after the balance is paid: The £100 reservation deposit plus the full
cost of the holiday will be kept. In this circumstance we will attempt to re-let the cottage for the weeks
you
had reserved and, if successful, we will refund you the balance of the holiday. The £100 reservation
deposit will be kept.
If for any reason we as owners have to cancel the booking - a full refund will be made of all holiday monies paid. We reserve the right to refuse any booking which we feel would be unsuitable for the property. The cottage sleep only five persons; no more than this number are allowed under any circumstances.
Changeover. All lets start from 3pm on the holiday start date (always on a Friday), and finish at 10am on the holiday departure date, as shown on your Booking Form, unless otherwise agreed with the owners. This allows for proper preparation of the accomodation between lets.
